TNT moisture inspection after an appliance leak

Common appliance water-loss areas.

Appliance leaks often begin in places that are difficult to see. By the time water appears in front of a machine or cabinet, moisture may already have spread under adjacent materials.

Washing machines

Supply hoses, drain connections and machine failures can affect laundry-room flooring, nearby walls and adjacent rooms.

Dishwashers

Leaks beneath the unit can affect cabinetry, toe kicks, finished flooring and the subfloor before they are discovered.

Refrigerator lines

Water-supply and ice-maker lines can create slow or sudden leaks behind the refrigerator and beneath kitchen flooring.

What happens after the appliance is shut off.

Stopping the appliance or supply line handles the source, but it does not remove the water already inside the structure. The remaining work is to identify, dry and repair the affected building materials.

Find the spread

Evaluate nearby floors, walls and cabinets instead of assuming the visible wet spot shows the full extent of the loss.

Extract & dry

Remove standing water and use drying equipment where appropriate to reduce retained moisture.

Selective removal

Remove damaged finishes or materials when they cannot remain or when access is needed for drying.

Repair the room

Rebuild drywall, flooring, trim, cabinets or paint as required after mitigation is complete.

Kitchen and laundry-room reconstruction.

Appliance losses can become construction projects when water affects flooring, cabinetry or wall finishes. TNT can continue from the mitigation phase into the repairs so the homeowner does not have to start over with a separate contractor.

Insurance or direct pay: If the loss may involve insurance, we can provide project documentation and repair information. If it is a smaller direct-pay repair, you can still request the same free on-site inspection.
